A Property Watchers appraiser examines the house inside and out, compares it to similar recently sold houses in the market area, and provides an opinion -- in writing with photos -- of its current market value.

Our state-licensed or certified appraiser inspects the interior and exterior of the house, taking measurements and photographs, and noting its condition and features of its location.

The appraiser uses Multiple Listing Service (MLS) data and the records on file at the local town hall to find a minimum of three "comparable sales" -- houses of approximately the same size and construction which have recently sold in the market area.

Based on the comparables and the experience of the appraiser, a confidential report is prepared giving the approximate value of the house under current market conditions. The report is for the use of the buyer or seller and is not intended for mortgage lending purposes.
